Terms & Conditions

Before making a booking, please take the time to read our Terms & Conditions for both humans and dogs.

By completing a booking form and making a booking you will be agreeing to our Terms & Conditions.

YOUR BOOKING

1. To reserve the property you should contact us by phone or email or completing the booking request form on the website. We will then hold the property for 48 hours during which time you should complete a Booking Form together with payment of the initial deposit (20% of the total amout due, minimum of £50). Payment can be made via bank transfer or credit card. Following receipt of the booking form and the deposit, we will send a confirmation receipt to you. This is the formal acceptance of the booking.

2. The maximum number of guests in the Old Stables must not exceed 2 adults unless the owner has given written permission. If you wish to change any members of the party on the booking form, you should advise us as soon as possible. 

3. Payment of the remaining balance should be received by us no later than six weeks before the start of the stay. Failure to do so may be regarded as a cancellation and we will relist the property as available. Reservations made within six weeks of the start of the rental period require full payment at the time of booking.

CANCELLATION

4. Subject to previous clauses, in the event of cancellation on the part of the guest, refunds of amounts paid will be made if the owner is able to re-let the property and any expenses or losses incurred will be deducted from the refundable amount.

5. In the event that the owners are constrained by unforeseen circumstances or by force majeure to cancel a reservation, all monies paid will be refunded in full.

THE RENTAL PERIOD

6. To enable us to ensure the property is cleaned to the highest possible standard, the rental period for The Old Stables shall commence at 4pm and end at 10am on the day of departure. 

GUESTS RESPONSIBILITY

7. The guest undertakes to leave the property, its fixtures and furniture in the same good condition as they were found. Additional cleaning costs will be deducted from your housekeeping deposit

8. The Old Stables at Kipscombe is strictly NO SMOKING or VAPING.

9. All breakages or damage should be reported immediately.

10. As a result of any failure to observe the Terms & Conditions, we reserve the right to terminate the booking at any time without compensation.

OWNER RESPONSIBILITY

11. The owner shall not be liable to the guest:

• for any loss or theft of property belonging to the client, other people or dogs under his or her responsibility
• for any death or injury to the guest, people or dogs under his or her responsibility
• for any temporary defect or stoppage in the supply of electricty, water, heating, TV or Wi-Fi reception

HOUSE RULES FOR DOGS

12. To ensure that the Old Stables at Kipscombe is the right place for your dogs, we have complied some do's and don'ts on our website at www.kipscombe.co.uk/dog-T&Cs. These rules form part of our Terms & Conditions and must be agreed to at the time of booking.

HOUSEHOLD LINEN

13. Sheets and duvets are supplied, as are towels.  If you anticipate your dog sleeping on the bed, please notify us in advance so we can use easily washable, dog-friendly bedding

ELECTRIC VEHICLES

14. For now, we are unable to provide charging facilities for EV's . Electric vehicles should not be charged from the domestic supply as this will invalidate our insurance. The nearest charging points will be found in Barnstaple. 

ELECTRICITY & HEATING

15. The Old Stables at Kipscombe has oil fired central heating throughout the property. There is a gas hob, electric oven, a fridge, freezer, microwave oven, air fryer, toaster and kettle as well as a vacuum cleaner and ironing board. Electricity, oil and gas are included in the price of the rental but guests are asked to turn off lights and devices when not in use and turn down the heating when out or when windows are open. Your first basket of logs is included, others can be purchased at £5 per basket

TRAVEL INSURANCE

16. Guests are advised to arrange their own travel insurance (including cancellation cover as well as cover for personal belongings, damage etc.)

DISCLAIMER

17. The owner has the right to change any decor, furnishings or fabrics as shown in photographs on the website and advertising. It is the guest's responsibility to check that the property meets any specific requirement that they may have prior to making a booking. By completing and signing a booking form, the guest accepts the Terms & Conditions.
